Choosing the Right Flooring for Your Tampa Home
Florida humidity changes everything when it comes to flooring. Here is what holds up best in Tampa homes — and what to avoid.
Choosing the Right Flooring for Your Tampa Home
Flooring is one of the most impactful decisions you can make in a home renovation — and in Tampa, the choice is more complicated than it is in most parts of the country. Florida's heat and humidity affect how flooring materials perform, expand, and hold up over time.
Here's what we've learned installing flooring across Hillsborough and Pasco County.
The Florida Humidity Factor
Tampa averages around 74% relative humidity. That number matters because many flooring materials — particularly solid hardwood — expand and contract with moisture changes. What looks perfect in a showroom in January can buckle or gap by August if it's not the right material for the environment.
Before choosing any flooring, consider:
- Is the room air-conditioned consistently?
- Is there a slab foundation (common in Florida)?
- Is the room at or below grade?
Flooring Options: What Works in Tampa
Luxury Vinyl Plank (LVP)
LVP is the most popular flooring choice we install in Tampa homes right now — and for good reason. It's 100% waterproof, dimensionally stable in humidity, comfortable underfoot, and available in styles that convincingly mimic hardwood or stone.
Best for: Living rooms, bedrooms, kitchens, bathrooms, and any room on a slab
What to look for: A wear layer of at least 12 mil for residential use; 20 mil if you have pets or heavy traffic
Ceramic and Porcelain Tile
Tile is the original Florida flooring — and it's still one of the best choices. It handles humidity perfectly, stays cool underfoot (a real benefit in summer), and is extremely durable. The main drawback is that it can feel hard and cold in bedrooms.
Best for: Kitchens, bathrooms, entryways, laundry rooms, and covered outdoor areas
Pro tip: Large-format tiles (18x18 or larger) make rooms feel bigger and have fewer grout lines to maintain.
Engineered Hardwood
If you want the look and feel of real wood, engineered hardwood is a better choice than solid hardwood for Tampa homes. It's constructed with a real wood veneer over a plywood core, which makes it more dimensionally stable in humidity.
Best for: Living rooms and bedrooms in well-climate-controlled homes
Avoid: Bathrooms, laundry rooms, or any area with moisture exposure
Solid Hardwood
We install solid hardwood in Tampa homes, but we're honest about the conditions it requires. It needs consistent climate control and is not appropriate for slab foundations without a moisture barrier. When installed correctly, it's beautiful and long-lasting.
Best for: Upper floors in two-story homes with consistent AC
What to Avoid in Tampa
- Laminate flooring — the core is wood-based and swells with moisture; not a good fit for Florida
- Carpet in kitchens or bathrooms — holds moisture and mold
- Solid hardwood on slabs — high risk of moisture damage without proper preparation
How to Choose
Here's a simple framework:
- Bathroom or kitchen? → Tile or LVP
- Living room or bedroom on a slab? → LVP or engineered hardwood
- Want real wood feel? → Engineered hardwood with proper moisture barrier
- Outdoor or covered patio? → Porcelain tile rated for exterior use
Installation Matters as Much as Material
The best flooring installed incorrectly will fail. Proper subfloor preparation, acclimation time, and moisture testing are critical steps that shortcuts skip. We've re-done flooring jobs where the material was fine but the installation caused the problems.
